Currently as non Bulgarian, you can buy the building, the right to build and other land related rights such as the right of use & passage; however you cannot buy the actual land. You can however acquire land by registering a company in Bulgaria, with yourself as sole director and beneficiary. Then this company can buy and own both the house and the land freehold for it. Timing normally takes just a couple of days to sign the preliminary contract, with a down payment to secure the selected property. From this moment on will take around a week to set up a company and then a couple of weeks to organize the legalities. So the overall process when using our knowledge and services is much faster than in most countries, and certainly quicker than most UK transactions
What you need to do
To open a bank account you will need to bring your passport and a tax of 10 euro.
This procedure is not so complicated here in Bulgaria as it is in UK.
To buy the property with the surrounding land you must register LTD and make a consignation in your bank account of 5000 BGN which is approximately equal to 1800 GBP. You can make this either when you come in Bulgaria or transfer the money when you get back to UK. You can use the money from the bank account any time you want.

Our agency commissions are as follows:
Buying a house or land - 3% or minimum 1000 EUR, which commission is paid at the time of signing the preliminary contract. For the purposes of buying house or land, legal entity (company) must be established, where the Buyer shall be a shareholder or sole owner of the capital, the buyer shall pay Kimo the registration fee to the amount of 1% (one percent) of the sale price of the property to be purchased, but not less than 500 (five hundred) euro, which amount shall cover the legal costs and other charges for company registration.
It covers many important services which we provide for the buyer during the process of purchasing - such as: solicitor’s assistance, full checks on the title deeds and the ownership, preparation of all necessary contracts, paperwork, communication costs, etc. We protect the rights of the buyer! Other expenses: Depending on each property there are other expenses like: notary fees, tax when purchasing property, stamp duty, checks on the property ownership, etc. These additional charges are usually around 3% of the price.
Company registration fee:
Our team of lawyers will fully assist you in registering your LTD company in Bulgaria. We do not charge a fee for registering a company in Bulgaria - the fee for registering a company is covered by our agency commission. Please note that the company must prepare and submit annual tax declarations as well as keep accountancy books. Therefore, we have a qualified local accountant to take care about the company’s books at a fee of 20 EUR per month.
Viewing trip
Once you have decided to come to Bulgaria and see the property yourself we can organize a viewing trip for you. Our company can arrange everything concerning your visit. The viewing trip costs 20 EUR per day which does not include accommodation and petrol. This 20 EUR fee is fully refundable if you purchase through our agency.
