Location
The production building is located in the north industrial area of the city of Plovdiv. The region consists of storehouse, trade and production facilities and wholesale stores.
Ecology
In the region of the property there are no direct and permanent sources of noxious emissions in the
air, waters and soil, nor sources of noise and vibrations.
Building Construction Design
The main load-bearing construction of the building is made of monolithic reinforced concrete. It
consists of reinforced concrete plates, beams, columns and load-bearing brick walls. External
exposed walls and internal partition walls are made of bricks. The horizontal resistance against
wind and earthquakes is ensured by transverse frames and reinforced concrete shear walls in both directions. The construction is secured against 9th degree of seismic loading and is in perfect
condition.
Architectural Attributes
The semi-underground floor is with built-up area of 342.89 square meters. It is built 1,30
meters above the level of the pertaining ground. The floor is 2,60 meters high.
The flooring in all premises is made of granite-grease, the walls are covered with faience, and the
ceilings are painted in latex. Outdoor lighting. There are aluminium door and window frames.
The first floor is with built-up area of 448.91 square meters. The main production – supply
of raw materials, preparation of raw materials, processing, packing and forwarding – is located on
this floor.
The flooring is made of ground concrete and marble, the walls are made of heat-insulating panels.
The frames are made of aluminium with glass package, the inner doors are aluminium, and in the
production department there are metal doors and swinging doors. There is both outdoor and
luminescent lighting. The whole floor is air-conditioned, as each premise provides a possibility for
individual regulation of temperature conditions.
The second floor is with built-up area of 315.71 square meters.
The flooring is made of granite grease. The walls are made of heat-insulating panels and painted in
latex. Both the frames and doors are made of aluminium. There is both outdoor and luminescent
lighting. The whole floor is air-conditioned, as each premises provides a possibility for individual
regulation of temperature conditions and humidity regulation in the working premises.
The floors are connected via central reinforced concrete staircase and side staircases, coated in
granite grease and with metal balustrade of stainless steel, as well as via freight lift and loading
platform.
The building is realized in one common air space, and the separate departments – production,
administrative and technical – are technologically connected with one another. The execution of
the finishing works is luxurious, resulting in attractive modern interior and appropriate working
atmosphere.
The entire building is both externally and internally insulated. The external part of the building is
coated in waterproof plaster and has a constructed plinth of stainless steel.
Round the building there are flags and concrete pavement; there is also a parking lot. An amenity
of the terrain has been executed; communications, including external power supply with buried
cable, external water supply and drainage coupling, external power supply and district lighting.
The ventilation and air-conditioning of the manufacturing establishment is executed in compliance
with the technological requirements and conforms to all requirements of National Veterinary and
Sanitary Control.
A freight lift with load capacity of 1000 kg and a loading platform with load capacity of 100 kg are
mounted in the production department.
The building is provided with the required infrastructure – water-supply, drainage, power-supply,
heating and telephone installations.
